Yes, if it's just a track it is hard to keep profitable. There needs to be some other angle. Hurstville stayed open for a while and was huge, but I don't think they were ever needing a profit from the racing. I think there was some negative gearing type thing going on or something to do with waiting for the building to gain value or something.

Of course, if the race track isn't your main business it might be possible, but you'd basically be subsidising it. One idea that might work is to have it as part of an indoor sports facility, with the carpet track fixed to a wooden surface that could be lowered or raised out of the way to turn the space into an indoor soccer court.
