i've always wanted to continue carpet racing indoors over the summer...at fairview goerge, cody,dennis and i used to wind up practicing almost every week because the crowd would dwindle...we suggested trying other classes to brian...but he wanted to see the people show up first. it doesn't work that way. you have to create the interest in the other class. i think there's enough people with alternate cars to help that situation...but there still has to be some hype...maybe a sale on the kit for the class you're pushing...and base it on a consensus of the racers that are willing to continue...and don't forget ADVERTISING....something no one has done in this area...you can't hope for consistent new people without it.
as far as the rent ...i asked to know if you were realistic and if there was a chance for this to happen...you'd be incredibly lucky to find 5000 sq ft for even 2,000 a month...going rate around here seems to be 3,000 plus....was wondering if you were prepared for that or if you're going on hope of finding something really really cheap.
well i have already found a building by the duchess airport that is 5,000sq/ft and he wanted 2,000 a month for that. right now i am looking for something a little cheaper. I just am not sure if i could make that money come in. As i said i am not looking to MAKE money on the track but i cant loose much either. If i charged $20 to race which i think is alot! I would really like to charge $10 but if i did charge $20 i would need 25 racers a week just to make the rent. If i charged $10 i would need 50! Those are big numbers and thats only to break even on the rent. That wouldn't be any additional money to help pay for the lap counter which is also very expensive or the carpet or any of the lumber (which would be alot if i did decide to go banked)! I just cant see that many weekly racers and i also cant see weekly racers paying any more than $20 a night to race and i think thats even pushing it!
Now a hobby shop is a different story. This is where you could make some additional money to help pay for all the other stuff needed. And i would have no problem taking money from the shop to help pay for the lap counter, carpet, lumber, etc. But i WILL NOT take money from the shop to help pay for rent. if i cant make rent with racer fees only and this goes on for a month or maybe two (depending on how much i am loosing) the doors will have to close again prolly never to be re-opened by me.
So let me know what you guys think about all of what i just said. I am ALWAYS open for suggestions! Let me know how many weekly racers you think i could get (if you think i could do it more than one night a week add them all together for a total). Let me know how much you think i should/could charge. And any other suggestions you may have! Thanks, Trever
it almost seems to me that you're not planning this as a business venture....and if you're not it won't work for very long.
you can't predetermine that track fees must pay the rent....and you need a hobby store...the hobby store carries the rent...the track drives business for the hobby store....you're thinking backwards

It has been proven over and over that a the income generated per square foot for a track just does not make economical sense and is a poor business model.
Assume that you have found $.60/SF = 5000SF * .6 = $3000 per month, $3000 * 12 months = $36000 annually. $36000/52 weeks = $693 weekly rent. $693 / $15 race fee = 46.2 racers per week.
This of course excludes the original nut for construction, whether that is out of pocket or a work letter from the landlord which is then built into the rent, and all the reoccurring costs such as utilities, advertising, insurance, etc.

You have to understand i have a pretty good paying day job that i am not going to give up for this. I am considering hiring someone for during the days but she knows nothing about the RC world! Altho i am sure she would love to learn! At first (until i seen the potential for my self and not just hear it over the internet) this will be a nightly run, just for fun club track and shop. I will keep you posted as i hope to look at the building tomorrow night.
there is a smaller stand alone building at the intersection of route 55 and titusville road. it may not be the huge size you were after.....but it is big enough for a 1/10th scale track. being smaller, and for rent by owner instead of a realtor...it may fall in your price range.
its not dead! I just have a lot going on right now. I am looking to buy machines to start my own business as we speak! This is a huge investment that i dont want to mess up! But if it all happens it will make running a track a LOT easier than if i had to work someone else! And also last but not least i am not stoping any one else here from starting a track! So go for it if you think its a "GUARANTEE" that it will work and we will have tons of guys! I would be happy and would show up EVERY time you ran oval!
